Our home sale assistance programs typically include
these main objectives:
- Reducing relocation costs by increasing the
probability of an employee-generated sale.
- Actively assisting the transferee in the
marketing effort during the offer period to maximize sales price and
reduce stress.
- Completing amended- or appraised-value acquisitions
to tax protect the transaction - and quickly provide an accounting of
the transaction to ensure the employee's smooth and timely transition
to the destination location.
We can furnish a list of approved, qualified
independent professional appraisers to the employee. We can review all
appraisals to ensure accuracy and resolve discrepancies. Any concerns
or unusual situations are discussed with the corporate client before the
employee receives information regarding fair-market value.
When appropriate conditions outlined in a client's
specific policy are met, we can amend a home buyout offer to match a higher
good-faith offer received by the employee.
We can provide equity funds to the employee for
the down payment or deposit on the destination home.
Your Account Executive can provide a list of
qualified real estate professionals. (Most of the agents we recommend
hold a professional designation in the area of relocation.) The Account
Executive will work with the employee and listing agent to develop a strong
marketing strategy to help ensure the home does not go into inventory.
If a home must be taken into inventory, we can
assume all responsibility for maintenance and marketing. The Account Executive
will immediately develop an updated, aggressive marketing strategy and
provide a detailed forecast of all holding and selling costs.
When purchase of the employee's home is not part
of a client's service options, we can provide the employee with the independent
knowledge that is necessary for him or her to secure the upper range of
value when selling the home.
We can guide the employee through the entire
closing process, or if policy calls for it, we can duplicate the outside
buyer's offer and then directly handle the resale.
Whether or not a corporate client's employees
or new-hire candidates are transferring, we can provide market value analysis
and consultation on selecting real estate sales assistance. When coupled
with basic home-finding assistance, the RE/MAX Listing Assistance Program
can provide a client's employees with a highly effective relocation management
program at minimal cost.
If an employee has been renting in the departure
city and the transfer requires early termination of a lease, we can recommend
steps to secure the most favorable lease termination and/or provide direct
assistance in negotiating the termination. In the destination city, we
can help renters negotiate a lease that will make a future lease-break
easier to accomplish.

competitive discounts, schedules guaranteed packing, loading an delivery
dates, audits invoices, and if necessary, assists with claims.
